Every home comes with its own challenge. Here is what we were up against, what we recommended, and what happened. Figures are from the MLS® record for each sale.

The situation. A 1977 semi-detached home near First Lake, move-in ready but modest, in a price range where buyers have plenty of choice.
What we did. We priced from the evidence, not hope: fourteen comparable sales showed homes like this one selling in about a week at just over asking. We listed at $399,900, where the widest pool of buyers could compete, and launched with professional photography and a listing written to stand out.
The result. Six offers in five days and an accepted price of $462,800, almost 16 per cent over asking.

The situation. A 1996 split-entry family home with a double garage, going to market in the middle of January, the month most people are told to avoid.
What we did. A pre-listing home inspection so buyers had answers before they asked, a clear opinion of value from the recent sales on the street, and a launch timed for the moment winter buyers have the least to choose from.
The result. An accepted offer two days after listing, firm within ten, at $13,000 over asking.

The situation. A vacant end-unit townhouse with owners out of province, in a slower market where buyers were taking their time and empty homes were sitting.
What we did. Curb appeal, a full clear-out, complete staging, a professional clean, then photography, a virtual tour and a neighbourhood video, all launched at once with a full marketing plan.
The result. A full-asking-price offer the day after launch, firm in 11 days, and a record price for a townhouse on the street. Read the full story
