A new home in Middle Sackville, Nova Scotia

For buyers

The right home starts with the right guidance.

Buying a home is one of the biggest decisions you'll make. We help you understand the communities, the values and the process, so each step is an informed one, whether it's your first home or your fifth.

Our buying approach

Five steps, each one explained before you take it

1

Pre-approval

A real pre-approval from a lender, not an online estimate. It sets a realistic budget and gives your offer credibility. Usually one to three days.

2

The search

We match communities to your commute, schools and budget, then arrange showings around your schedule, including virtual showings if you are relocating.

3

The offer

Priced from this month's comparable sales, with the conditions that protect you: financing, inspection, and water and septic where they apply.

4

Conditions

Five to ten days to inspect, finance and confirm. We manage every deadline and revisit terms with you if the inspection turns something up.

5

Closing

Typically 30 to 60 days after the accepted offer. Lawyer, insurance, final walkthrough, keys.

Buyer FAQ

Questions Halifax buyers ask most

How much is the deed transfer tax in Halifax?

In the Halifax Regional Municipality the deed transfer tax is 1.5% of the purchase price, paid by the buyer at closing. On a $600,000 home that is $9,000. It is the single biggest closing cost for most Halifax buyers, so I build it into your budget on day one. Council has asked staff to study a higher or tiered rate, but as of fall 2026 it is still 1.5%.

Is there an extra tax if I'm moving to Nova Scotia from another province?

Nova Scotia charges a 10% Non-Resident Deed Transfer Tax on residential purchases by people who don't live here. You are exempt if you move to Nova Scotia and make the home your primary residence within 12 months of closing (for transfers on or after August 6, 2026; it was 6 months before that). Most relocating buyers I work with qualify for the exemption, and we document it properly so you don't pay the 10% up front.

What costs should I budget for besides the purchase price?

Closing costs of roughly 1.5%–3% of the purchase price (deed transfer tax, legal fees, title insurance, home inspection, appraisal), moving expenses and utility setup, CMHC mortgage insurance if your down payment is under 20%, and ongoing property taxes and home insurance.

Why did my property taxes go up after I bought?

Nova Scotia's Capped Assessment Program limits how fast an assessment can rise for the current owner. When a home sells, the cap resets to market value for the new owner, so the taxes you pay can be noticeably higher than what the seller paid. I pull the PVSC assessment and show you the realistic post-sale number before you make an offer.

What should I know about well and septic properties around Halifax?

Much of Hammonds Plains, Fall River, Timberlea and the rural edges of HRM is on private well and septic, and servicing can change street by street, so we confirm it for each civic address. If a property is on well and septic, I write water quality and quantity testing and a septic inspection into the offer as conditions.

Do I have to sign a buyer agreement to work with you?

Yes. Since January 1, 2017, every buyer client in Nova Scotia signs a written Buyer Brokerage Agreement with their agent's brokerage before the agent represents them. It spells out what I do for you, how long we work together and how I'm paid. Nearly everything in it is negotiable, and I walk you through it line by line before you sign.

Do you work with military and relocation (BGRS) moves to Halifax?

Yes. I'm BGRS-registered and work regularly with CFB Halifax postings and corporate transfers. I plan your house-hunting trip around the neighbourhoods that fit your posting and commute, line up showings efficiently, and handle the paperwork the relocation program requires. Bedford, West Bedford, Lower Sackville and Dartmouth are the usual starting points for a Stadacona or Shearwater posting.

Can you help if I need to buy and sell at the same time?

Yes. I can help you time both sides of the move, line up closing dates, and reduce the gap between selling and buying. The goal is a clean plan, not guesswork.

What buyers say

Buyers on working with Don

The home was listed as having an unfinished basement, but through his careful review and negotiation, we were able to purchase the property at a price that reflected an unfinished basement when, in reality, the space was already finished.
Nathan · Bought in Eastern Passage · Google
We ran into some issues with the inspections and his calm demeanor and positive, solution-focused attitude reduced the stress levels substantially. I knew I had an expert in my corner.
Leigh · First house, after a condo sale · Google
Our process took longer than expected, but he stayed on top of every detail and kept things moving without ever losing patience or focus. He was responsive, proactive, and genuinely invested in getting us the right outcome, not just a quick close.
Omar · Bought in Halifax · Google
As a first time home buyer, I came in not knowing much about the process, and Don was really great to work with. He was always easy to reach and quick to answer my questions, which helped make the whole process feel a lot less overwhelming.

What representation looks like in numbers

Two recent purchases where the price our clients paid came in under the price the seller asked.

Fergusons Cove · closed August 2026

185 Fergusons Cove Road

$1,895,000Asking price
$1,545,000Our clients paid
$350,000Under asking

The home. A 5,787 sq ft executive residence above the Halifax harbour approaches, five bedrooms, five baths, on a drilled well and septic.

The situation. First listed at $2,199,999, then relisted at $1,895,000. The longer a home like this sits, the more the asking price stops being the real number.

The result. We priced the offer off the sold comparables and the time on market rather than the list price. Our clients closed at $1,545,000: $350,000 under asking and $655,000 under the original list price.

Chester · closed February 2026

New buildSemi-detached, 2 bed, 2 bath

The home. A brand-new one-level semi in Chester, 1,308 sq ft, ready for immediate occupancy.

The result. Negotiated below the builder's asking price and closed in February 2026, with the inspection and paperwork handled start to finish.

In her words. "I had an excellent experience with Don. He was always available for me. Helped me with any questions or concerns. Definitely would recommend him when buying or selling your home." Jeannine, REALTOR.ca review, October 2026.
