Community guide
Indigo Shores is the clearest answer in HRM to a specific question: can I have a newer house, an acre or more of trees, and a lake, without an hour's commute? Off Margeson Drive in Middle Sackville, two minutes from Highway 101, it is a community of custom and semi-custom detached homes built mostly since the mid-2010s on large wooded lots around McCabe Lake.
I have been selling real estate in HRM since 2012 and I have listed and sold in Indigo Shores, most recently 139 Midnight Run. What follows is what I would tell you sitting at your kitchen table.

The community wraps around McCabe Lake, with streets that follow the terrain rather than a grid. Lots are typically one to three acres and heavily treed, so neighbours are close enough to know and far enough not to see. Houses are detached only, mostly two-storeys and large bungalows with attached garages, and the finishes run from builder-standard to fully custom. Several lots have direct lake frontage; the rest share community access to the water.
It is quiet in the way rural communities are, but it is not remote. Margeson Drive meets Highway 101 at the end of the street, Sackville Drive's shopping is ten minutes away, and Bedford is fifteen.
Expect homes built from roughly 2012 onward, with newer phases still completing. Common features: open-plan main floors, three or four bedrooms plus a finished walkout basement on sloping lots, double garages, propane or electric heat with heat pumps, and generous decks facing the trees or the lake. Because so many homes were custom built, two houses of the same size can differ a great deal in finish and in price. Comparable sales need care here.
Indigo Shores is on private wells and septic systems. That is normal for the area and not a reason to hesitate, but it changes what we check. In every offer I write here, I include water quality and quantity testing and a septic inspection as conditions, and I ask for the well record and the septic installation permit. Newer systems are usually in good order; you still want the paperwork.
Middle Sackville addresses are served by HRCE schools in the Sackville family, with Millwood High School the usual high school. Catchments are set by street address, not by community name, and they change as the area grows. Check the exact civic address against HRCE's home-address lookup before you buy for a school. I will do it with you.
Highway 101 is the whole story. From the Margeson Drive interchange it is about twenty-five minutes to downtown Halifax outside peak, fifteen to Bedford, and a straight run to the Annapolis Valley the other way. There is limited transit this far out, so plan on a car for each driver.
McCabe Lake for swimming, paddling and skating, with trails through the surrounding woods. Everyday shopping is along Sackville Drive in Middle and Lower Sackville, with the Sackville Sports Stadium and Acadia Park for recreation. Bedford's Sunnyside Mall and the Larry Uteck and Bedford Commons retail are the next ring out.
The most recent official figures from the Nova Scotia Association of REALTORS® cover August 2026. For the Halifax-Dartmouth area, there were 441 sales, down 7.0% year over year, at an average price of $592,675, down 1.9% year over year. Year to date through August: 3,398 sales and an average of $606,031, essentially flat against the same period last year.
Province-wide, the MLS® Home Price Index composite benchmark was $435,000, up 1.6% year over year, with 5,643 active listings, up 13.6%, and 5.7 months of inventory, up from 4.6 months a year earlier.
Indigo Shores sits well above the regional average and sells to a narrower pool of buyers, so days on market run longer than in Sackville proper and pricing precision matters more. Is Indigo Shores on town water? No. Wells and septic throughout. Budget for testing in your offer and for maintenance over time.
Can I build there? Lots still come available in newer phases from time to time. If you want to build rather than buy resale, tell me and I will watch for them.
How does it compare to Hammonds Plains? Similar lot sizes and servicing, generally newer houses, and a different commute: Highway 101 rather than the Hammonds Plains Road. Read the Hammonds Plains guide alongside this one.
What should I do first if I am thinking about selling? Get a real opinion of value before you spend money on anything. Custom homes here are easy to misprice in either direction. I will walk your home, pull the comparable sales, and give you a realistic range. No cost and no obligation.
