Colby Village Real Estate
Buying or selling in Colby
Colby is the part of Cole Harbour I send people to when they want a proper family subdivision — sidewalks, three elementary schools inside the neighbourhood, a lake, and a rec centre with two rinks and a pool at the corner — at a price that still makes sense against Dartmouth. It is also where Sidney Crosby grew up, which the neighbourhood will tell you about whether you ask or not.
I have been selling real estate in HRM since 2012. What follows is what I would tell you sitting at your kitchen table.
What Colby is actually like
Colby Village is the subdivision on the south side of Cole Harbour Road (Route 207), across from Forest Hills, about six kilometres east of downtown Dartmouth. Cole Harbour itself dates to 1754 and was an unincorporated village in Halifax County until amalgamation into HRM on 1 April 1996; the growth that created Colby came in the 1970s and 80s, after Highway 111 was finished and Cole Harbour Road was widened. The old CN rail line that once crossed the south edge of the community is now the Salt Marsh Trail.
One thing that trips up buyers searching online: Canada Post gives most of Cole Harbour a Dartmouth mailing address, so Colby homes show up on MLS® as Dartmouth, with Colby Village or Colby South in the subdivision field. If you are only searching "Cole Harbour", you are missing listings.
The housing stock, area by area
Colby Village. The original 1970s and 80s build-out around Colby Drive, the main spine, with Hampton Green, Ashgrove, Crestwood, Aspenway and Boling Green off it. Semi-detached homes, bungalows, split-entries, side-splits and two-storeys, all on municipal water and sewer, with later infill carrying construction through to about 2007. This is where the entry price is. These houses have been through forty-plus years of owners, so expect everything from original condition to fully renovated on the same street, and price accordingly.
Colby South. The newest phase, built from the early 1990s to about 2005, around the lower end of Astral Drive, Parkedge, Lakeridge and Rockhaven. Single-family only — bungalows, split-entries, side-splits and larger executive two-storeys — and several homes with frontage on Bissett Lake. This is the top of the Colby market.
Forest Hills across Cole Harbour Road and Portland Estates and Portland Hills toward Dartmouth are the neighbourhoods buyers usually compare Colby against. Forest Hills is similar vintage; Portland Hills is newer and pricier.
What I check in a 1970s Colby house
Age and condition of the roof, the windows and the electrical panel. Whether the house is still on oil, has been converted to heat pumps, or runs both — and if there is an oil tank, how old it is and whether it is inside or outside. Any history of water in the basement, because a finished basement that is actually dry is worth real money in this neighbourhood and one that is not is a renovation. None of that is a reason to walk away from a 1970s house; it is the list that decides what you pay for one. A pre-listing inspection does the same job for sellers, and I recommend it.
Schools
Colby Village Elementary, 92 Colby Drive — Pre-Primary to Grade 6, EXCEL before- and after-school program
Caldwell Road Elementary, 280 Caldwell Road — Pre-Primary to Grade 6
Astral Drive Elementary, 236 Astral Drive — Pre-Primary to Grade 6, Early French Immersion
Astral Drive Junior High, 238 Astral Drive — Grades 7 to 9, Early French Immersion
Auburn Drive High, 300 Auburn Drive — Grades 10 to 12, Late French Immersion, about 840 students
Note the high school. HRCE's current pathway for all three Colby elementaries is Astral Drive Junior High and then Auburn Drive High — not Cole Harbour District High, which sits on Chameau Crescent in Forest Hills and serves other parts of Cole Harbour. That matters if the International Baccalaureate program is on your list, because the IB Diploma in this part of HRM is at Cole Harbour District High. Early French Immersion is available at Astral Drive Elementary and continues at Astral Drive Junior High; Colby Village and Caldwell Road are English-program schools.
HRCE catchments are set by street address, not neighbourhood name, and they change. Check the exact civic address against HRCE's home-address lookup before you write an offer. I will do it with you.
Getting around
Two ways out. Cole Harbour Road becomes Portland Street at the Dartmouth line and meets Highway 111, the Circumferential, which takes you to both bridges, Burnside and the Dartmouth waterfront. Forest Hills Parkway runs north to Highway 107, which connects to Dartmouth Crossing, Highway 118 and the airport. Downtown Dartmouth is about six kilometres and downtown Halifax is a bridge beyond that. I give distances rather than drive times, because Portland Street at 8 a.m. and the Macdonald Bridge at 5 p.m. vary enormously and a minute figure on a website is a promise nobody can keep.
Halifax Transit's Route 59 Colby and 159 Colby Express start in Colby Village and run via Portland Hills Terminal, Penhorn, Alderney Gate and the Bridge Terminal to Scotia Square and University Avenue; the Express is limited-stop in the urban core. Portland Hills Terminal, at the Dartmouth end of Cole Harbour Road, is the hub if you drive to the bus. Check current schedules at halifax.ca before you commit to a commute plan.
Amenities
Cole Harbour Place, 51 Forest Hills Parkway — two arenas, an aquatics complex, squash courts, a fitness centre, meeting rooms and the Cole Harbour branch of Halifax Public Libraries, serving the community since 1988. It is the anchor of the area, and it is walkable from the north end of Colby.
The Cole Harbour Outdoor Pool and Tennis Complex, in Colby Village — summer swimming and tennis lessons — and Bissett Lake, with lakefront homes in Colby South and parkland around it.
The Salt Marsh Trail — 6.5 kilometres one way of flat crusher dust on the old rail line, out across Cole Harbour on causeways and bridges, part of the Trans Canada Trail, with the trailhead at 806 Bissett Road. Walking, running, cycling, skiing, dogs on leash. No swimming — the tidal currents are dangerous — and no winter maintenance.
Cole Harbour Heritage Park — 174 hectares of former farmland, drumlins and shoreline with about eight kilometres of trails, trailhead at 256 Bissett Road; bikes are allowed on the 2.5-kilometre Heritage Trail only.
Rainbow Haven Beach Provincial Park, 2248 Cow Bay Road — a supervised ocean beach in July and August with boardwalks and change houses, about eight kilometres from the Cole Harbour Road and Bissett Road corner. One caution: the province has it closed for construction from September 2026, so check the provincial parks site for the reopening before you plan a summer around it.
Shopping is on Cole Harbour Road: Cole Harbour Shopping Centre at Forest Hills Parkway with Sobeys, the Atlantic Superstore at 920 Cole Harbour Road, and the strip of banks, restaurants and services along Route 207. Dartmouth Crossing is the Highway 107 run; Mic Mac Mall is on the way to the bridge.
Who Colby suits
Families who want the schools inside the neighbourhood. Three elementaries and the junior high within Colby, and a rink-and-pool rec centre at the corner.
First-time buyers who want a detached house or a semi at Dartmouth money. The 1970s and 80s stock in Colby Village is the entry point.
Move-up buyers who want a bigger two-storey without leaving the neighbourhood. Colby South, and Bissett Lake if the budget allows.
Anyone who wants the ocean close. Rainbow Haven, the Salt Marsh Trail and the Heritage Park are minutes east.
The market right now
The most recent official figures from the Nova Scotia Association of REALTORS® cover September 2026. For the Halifax-Dartmouth area the average sale price was $597,108, down 1.6% year over year, with 1,553 active listings — up 19.0% from a year earlier — and 4.0 months of inventory, up from 3.1. Province-wide, 929 homes sold in September, down 6.4%, the MLS® Home Price Index composite benchmark was $423,200, down 2.5%, active listings were 5,661, up 13.4%, and there were 6.1 months of inventory.
Colby's particular situation: it is a resale market with no new-construction competition inside the subdivision, so the comparables that matter are the houses on your street and in your price band, and most of the price difference between two similar Colby homes is the renovation gap. If you are selling, the three things buyers pay for here are a dry finished basement, a modern kitchen and a heat pump; if you are buying, an original-condition house with good bones on a good street is where the value is.

Common questions
Is Colby in Dartmouth or Cole Harbour? Both, depending who you ask. It is in the community of Cole Harbour, within HRM, with a Dartmouth mailing address. On MLS® look for Dartmouth with Colby Village or Colby South as the subdivision.
What high school do Colby kids go to? Auburn Drive High, via Astral Drive Junior High — not Cole Harbour District High — under HRCE's current catchments. Confirm your address with HRCE.
Is there French immersion? Early French Immersion at Astral Drive Elementary and Astral Drive Junior High, and Late French Immersion at Auburn Drive High. Colby Village and Caldwell Road elementaries are English program.
Is Colby on municipal water and sewer? Yes — Colby Village and Colby South are fully serviced. We still confirm the specific address against Halifax Water's lookup, because it takes two minutes and it is not a detail to assume.
What should I do first if I am thinking about selling? Get a real opinion of value before you spend money on anything. I will walk your home, pull the comparable sales on your street, and give you a realistic range plus a short list of what is worth fixing and what is not. No cost and no obligation.
