Hammonds Plains Real Estate
Buying or selling in Hammonds Plains
Hammonds Plains is where HRM buyers go when they want land. Acre-plus treed lots, detached homes with real separation from the neighbours, lakes you can actually use, and a golf course community — all inside a reasonable drive of Bedford and the Bayers Lake employment area.
It is also the community where I see the most avoidable mistakes, because Hammonds Plains is not serviced uniformly and buyers assume it is. I currently have listings here and I have sold across Kingswood, Sandy Run, Royal Dornoch and the surrounding subdivisions.
What Hammonds Plains is actually like
It is semi-rural by design. Lots are big, tree cover is heavy, and the subdivisions are distinct enough that locals talk about them by name rather than talking about “Hammonds Plains.” Driving is assumed. In exchange you get space, quiet and a house that does not share a wall or a sightline with anything.
The housing stock, area by area
Kingswood and Kingswood North. Built from the early 1990s onward, with newer construction continuing in Kingswood North. Large treed lots, commonly an acre or more, some waterfront. Mid-to-large detached homes, mostly split-entry and two-storey. Kingswood is also notable for having municipal water on at least part of its street network, which is unusual out here.
White Hills. An established residential subdivision with its own residents' association and a strong community identity.
Glen Arbour. The golf course community, with residential lots adjoining Glen Arbour Golf Course. Executive stock, and the most amenity-driven part of Hammonds Plains.
Voyageur Lakes. A master-planned community off Hammonds Plains Road by United Gulf Developments, and the most diverse product type in the area — apartment buildings, townhomes, single-family lots, and Shiraz Gardens, a 50+ active-living section. Voyageur Lakes Plaza adds roughly 20,000 square feet of retail and restaurants inside the community. If you want Hammonds Plains without an acre of lawn to maintain, this is the answer.
Services: check before you offer
This is the single most important practical point about buying here. Servicing varies street by street. Some areas have municipal water; a great deal of Hammonds Plains is on private well and septic. That affects your financing, your insurance, your inspection scope and your long-term costs.
On any well-and-septic property I want a water quantity and quality test and a septic inspection as conditions, full stop. I have seen too many buyers waive those to win a bidding war and regret it within eighteen months. Confirm the servicing for any specific civic address rather than assuming it from the subdivision name.
Schools
HRCE schools serving the area include Hammonds Plains Consolidated Elementary at 2180 Hammonds Plains Road, Kingswood Elementary within the Kingswood subdivision, and Madeline Symonds Middle School at 290 White Hills Run. Charles P. Allen High School on Innovation Drive in Bedford is the area high school.
Catchments are set by civic address and do shift with growth. Confirm any specific address with HRCE's home-address lookup before you buy on the strength of a school.
Upper Hammonds Plains
Upper Hammonds Plains is a historic African Nova Scotian community, established in 1815 when Black Refugees of the War of 1812 settled here. Emmanuel Baptist Church traces its roots to congregations founded in the 1820s and 1830s, including one established by Rev. Richard Preston, founder of the African United Baptist Association; the current church building dates to 1845. It is one of the oldest continuously settled Black communities in Canada and it is part of what this area is — not a footnote to it.
Getting around
Hammonds Plains Road is the spine, running between Bedford and the Tantallon area, with Highway 102 access via Bedford and Highway 103 to the south. Halifax Transit serves the corridor with local routes toward the Bedford, Lacewood and Mumford terminals, and there are park-and-ride options in Bedford and Tantallon that most commuters here end up using. There is no dedicated express route from Hammonds Plains proper — plan on driving at least part of the trip. Check current service at halifax.ca.
Amenities
Glen Arbour Golf Course is the marquee facility. Voyageur Lakes Plaza covers local retail and dining. For bigger shopping, everything concentrates toward Bedford, Larry Uteck and Bayers Lake — there is no large-format grocery or big-box retail inside Hammonds Plains itself, which is worth knowing before you commit. The lakes throughout Kingswood and the surrounding area carry the summer.
Who Hammonds Plains suits
-
Families who want land. Acre-plus lots with detached homes and room for kids, dogs and a shop.
-
Move-up and executive buyers, particularly around Glen Arbour and the newer Kingswood North phases.
-
Downsizers, via Voyageur Lakes and Shiraz Gardens — new-construction product at a lower entry point than a detached Kingswood home, with no acreage to maintain.
-
Not a fit for buyers who need a car-free commute, or who are not comfortable with well and septic.
The market right now
The most recent official data from the Nova Scotia Association of REALTORS® is for August 2026. Halifax-Dartmouth recorded 441 sales, down 7.0% year over year, at an average price of $592,675, down 1.9%. Year to date, 3,398 sales at an average of $606,031.
Provincially, the MLS® HPI single-family benchmark was $433,200, up 2.7% year over year — the only one of the three property types that gained ground. Active listings reached 5,643, up 13.6% year over year, with 5.7 months of inventory against 4.6 a year earlier.
Hammonds Plains sits at the upper end of HRM's detached price range, and upper-end inventory is where extra supply is felt first. Homes here are selling — but they are selling on preparation and pricing, not on patience. A well-presented, correctly priced acreage home still moves. An optimistically priced one teaches the market that your house is not worth what you asked.

Common questions
Is Hammonds Plains on municipal water? Partly. Some streets are; much of the area is on private well and septic. It must be confirmed for the specific civic address.
What inspections do I need on a well-and-septic property? At minimum a water quality and quantity test and a septic system inspection, in addition to the home inspection. I build these into the offer as conditions.
Which high school serves Hammonds Plains? Charles P. Allen High School in Bedford. Confirm your address with HRCE.
What is the difference between Kingswood and Voyageur Lakes? Kingswood is established detached housing on large treed lots from the 1990s onward. Voyageur Lakes is newer master-planned development with a mix of apartments, townhomes, single-family and a 50+ section. Different buyers entirely.
I am thinking of listing in Hammonds Plains. What matters most? Presentation and price. Acreage properties photograph and show very differently depending on season and preparation, and the buyer pool is smaller than in-town. I will walk the property, pull the subdivision comparables and give you a realistic range at no cost.
