Where do you actually want to live?
Most people start a home search with a price and a number of bedrooms. In Halifax Regional Municipality, the community matters more than either of those, because HRM is not one market — it is a dozen markets that happen to share a municipal boundary and a transit system.
A 1980s split-entry in the Bedford core and a new build three kilometres away in West Bedford are priced by different buyers, sell on different timelines and hold their value for different reasons. A Dartmouth condo with a ferry at the door behaves nothing like a detached home in Fall River. Knowing which market you are actually in is the difference between a confident offer and an expensive guess.
I have been selling real estate across HRM since 2012. These guides are what I would tell you sitting at your kitchen table — housing stock by sub-area, schools, servicing, commuting, what each community genuinely suits, and current market data with the source named.
Bedford
The old town centre on the Basin, plus the master-planned growth of West Bedford. The widest range of housing age in HRM inside one community name, and the place buyers most often compare the wrong two things.
Best for: families buying new construction, move-up buyers, relocation and military files.
Clayton Park
Halifax's most established apartment-and-condo district, with detached pockets, strong transit into downtown and the Halifax Shopping Centre and Bayers Lake both close by.
Best for: first-time buyers, investors, downsizers and anyone who wants city access without a car-dependent commute.

Lower Sackville
The value end of the HRM detached market and the community that most often surprises buyers who had written it off. Full-service retail, good recreation, and a straightforward run into the city on Highway 102.
Best for: first-time buyers, growing families and anyone whose budget will not stretch to Bedford.

Dartmouth
The only place in HRM where you can commute to downtown Halifax by boat. Several distinct markets stacked together: waterfront condos, established 1980s subdivisions, lake neighbourhoods and the retail gravity of Dartmouth Crossing.
Best for: car-free and one-car commuters, first-time and move-up buyers, downsizers.
Hammonds Plains
Where HRM buyers go when they want land. Acre-plus treed lots, lakes, a golf course community, and the single most important practical warning in this municipality: servicing is not uniform, so check well and septic before you write an offer.
Best for: families who want space, executive buyers, and downsizers looking at Voyageur Lakes.

Fall River
The lake community. A connected chain of lakes, large lots, detached-only inventory and a straight run down Highway 102 — including the airport corridor. One of the higher price bands in HRM, and a market where pricing precision matters most.
Best for: waterfront and lake-lifestyle buyers, acreage families, frequent travellers.

How to use these guides
Read the one you are leaning toward, then read the one next to it. The comparison is usually where the decision actually gets made — Bedford against Lower Sackville on price, Hammonds Plains against Fall River on lot size and servicing, Clayton Park against Dartmouth on commute.
Three things I would ask you to take from all of them:

Confirm school catchments by civic address. HRCE assigns schools by street address, not by neighbourhood name, and catchments shift with growth. Never buy on the strength of a school without checking the exact address.

Confirm servicing by civic address. Well and septic versus municipal water changes your financing, insurance, inspection scope and long-term costs. It varies street by street in Hammonds Plains and Fall River.

Community-level sold data is not published publicly. The figures in these guides are regional and provincial, from the Nova Scotia Association of REALTORS®. For real sold comparables on your street, in your price band, ask me and I will pull them from the MLS®.
